These Terms & Conditions ("Terms") govern your use of the website located at https://www.thesixproperties.ca (the "Site") and the services and communications offered by The Six Properties Partnership GP Inc. ("The Six Properties," "we," "us," or "our"). By accessing or using the Site, submitting an inquiry or application, or opting in to our SMS program, you agree to these Terms. The Site provides information about our rental properties and services, and allows you to view listings, submit inquiries and applications, and contact us. You agree to use the Site only for lawful purposes and to provide accurate, complete information in any form or application you submit. You may not use the Site to transmit harmful code, scrape or copy content in bulk, misrepresent your identity, or interfere with the Site’s operation.
 

2. Listings and Applications

Property listings, rents, availability, and features displayed on the Site are subject to change or withdrawal at any time without notice, and errors may occur. Nothing on the Site constitutes an offer of tenancy. Submitting a rental application does not create a tenancy or guarantee approval; a tenancy is created only upon execution of a written lease agreement. All tenancies are governed by the Residential Tenancies Act, 2006 (Ontario), and nothing in these Terms limits any rights or obligations under that Act.
 

3. SMS Terms of Service

By opting in to SMS from a web form or other medium, or by texting The Six Properties at 416-459-9041, you are agreeing to receive SMS text messages from The Six Properties. This includes conversational SMS messages related to your rental inquiry, application, or tenancy.
 

Types of messages you may receive:

• Responses to rental inquiries and leasing questions

• Showing and appointment reminders and scheduling

• Rental application status updates

• Maintenance and repair updates and scheduling

• Account and tenancy notifications (e.g., rent reminders, notices, building updates)

• Conversational (two-way) messages with our leasing and tenant care team
   

Message frequency: Messaging frequency may vary depending on your interactions with us and the status of your inquiry, application, or tenancy.

Rates: Message and data rates may apply. Charges are billed by your mobile carrier according to your mobile plan. The Six Properties is not responsible for any charges from your carrier.

Opting out: To opt out at any time, text STOP in reply to any message you receive from us. After you send STOP, you will receive a confirmation message and no further SMS messages will be sent to you unless you opt in again. Opting out of SMS does not affect other communications related to your tenancy, which may continue by email, mail, or phone as required.
