What happens if I cause a false fire alarm?Tenants are liable for fines or fees resulting from false fire alarms caused by negligence or intentional acts.

Can my guests use the parking area?Guests may park with prior landlord approval. Unauthorized parking may result in towing at the tenant’s expense. The landlord is not liable for theft, damage, or loss of property in the parking area.

What happens if my rent is late?Consistent late payments can be reported to RentCheck & FrontLobby which may negatively impact your credit score and renters profile. You may also face escalation including but not limited to eviction from the property. Please make payments the day before the 1st incase of any banking system interruptions, etc.

(Garbage/Recycling/Organic) Bin is missing /is brokenThe City of Toronto is available to assist with all garbage bin related matters. Simply call 311 and they will be able to assist you.

Why won't the landlord change my lightbulbs?As per standard tenancy agreements and maintenance guidelines, tenants are generally responsible for routine upkeep within their units, which includes replacing lightbulbs. This is considered part of the normal use and care of the rental unit. However, if a light fixture itself is malfunctioning, such as a wiring issue or a broken socket, please report it to the landlord immediately. Repairs to fixtures are the landlord’s responsibility and will be addressed promptly. For any questions or special circumstances (e.g., high ceilings requiring special equipment), feel free to reach out for clarification or assistance.

My toilet/sink is clogged! What do I do?If your toilet is clogged, follow these steps: Try to unclog it yourself: Use a plunger to create suction and dislodge the blockage. Ensure there’s enough water in the bowl to cover the plunger’s rubber part. If the clog persists, consider using a drain snake or a non-chemical clog remover, as some chemical drain cleaners can damage pipes. Check for other drainage issues: If multiple fixtures (e.g., sinks, tubs) are also draining poorly, the issue could be with the main sewer line, which requires professional attention. Contact the landlord if needed: If you’ve attempted to resolve the issue but the toilet remains clogged, report it to the landlord or property manager. For emergencies (e.g., overflowing water causing damage), notify the landlord immediately, and turn off the water supply to the toilet by shutting the valve near its base. Routine clogs caused by improper flushing (e.g., flushing items like wipes or paper towels) are typically the tenant's responsibility to address. For persistent or serious plumbing issues, the landlord will arrange for professional assistance. If the clog is found to be from tenant's negligence the cost will be charged back to the tenant(s).

What are the rules for the common areas?To ensure the common areas remain safe, clean, and welcoming for everyone, please follow these guidelines: Shoes and Personal Items: We prefer that you do not leave shoes or other personal belongings in the common areas. Keeping these spaces clear prevents clutter and reduces tripping hazards. Bikes and Storage: If you’d like to store a bike, we encourage using wall mounts to maximize space. Please coordinate with us for approval and installation to ensure proper placement. Security and Liability: Any personal items left in the common areas are at your own risk. The landlord is not responsible for stolen or damaged items. Doors and Security: Always keep doors to the common areas closed and locked to maintain security for all tenants. Cameras and Privacy: For privacy reasons, cameras are not allowed in the common areas. If you have any specific questions or concerns about the common areas, feel free to reach out!

I locked myself out! What do I do?If you find yourself locked out of your unit, here’s what to do: Check if we can assist: Contact us immediately to see if we are nearby and able to help. While we try to assist when possible, this is not guaranteed, as it’s not part of our responsibilities. Attempt to unlock the door yourself: If it’s safe and practical, you can try picking the lock or using other methods to regain entry. Call a locksmith if needed: If we are unavailable and you cannot unlock the door, you’ll need to hire a locksmith at your own expense. If you replace the lock, you must provide us with two copies of the new keys immediately and notify us about the change to ensure compliance with your lease agreement. Lockouts are frustrating, so we recommend you install your own lockbox with a spare set at the property just in case.

Can I install locks on the bedroom doors?No, tenants are not permitted to install locks on the bedroom doors. Here’s why: Key Management Issues: Multiple keys for internal locks make it difficult to manage access in emergencies or for maintenance. Landlord Rights: As the landlord, we have the right to maintain control over the property and its fixtures, including the locks. Reverting Unauthorized Changes: If you have already installed a lock without permission, you will need to remove it and restore the door to its original condition. We believe that tenants should only live with others they feel safe and comfortable with. If you are experiencing any concerns in your living arrangement, we encourage you to communicate with us so we can help address the situation appropriately.

Can I attempt repairs or modifications in my unit?Tenants are not allowed to attempt repairs or modifications to appliances, fixtures, doors, walls, or other components unless authorized in writing by the owner. Any damages caused by unauthorized repairs will be the tenant's responsibility.

Can the landlord take photos or videos of my unit?Yes, the landlord may take photos or videos for marketing purposes if you’ve given notice to vacate (if your lease has the additional terms).

Can I refuse to allow photos or videos during the notice period?No, tenants cannot prevent the landlord from exercising this right during the notice period (if your lease has the additional terms).

Do I need to clean before showings or photos?Yes, tenants must ensure the unit is clean and presentable for scheduled showings or photography sessions as per the lease agreement.

What happens if I leave the unit in poor condition when I move out?Tenants will be held liable for cleaning charges to bring the unit back to an acceptable standard. There will also be negative feedback reporting on the tenant's profile on the RentCheck & FrontLobby platforms.

What are the rules for trash disposal?Tenants must follow city schedules for trash collection and ensure bins are promptly returned to designated areas. Improper disposal may result in cleanup fees or penalties.

My roommate is moving out, what happens next?If your roommate has submitted an N9 notice of termination of the lease agreement, you are faced with three options: 1) Provide an N9 with the same end date at the same time. The N9s MUST be submitted on the same date to have the same end date. 2) Stay and assume the other tenants rent liability. 3) Replace the leaving tenant by marketing the room, conducting showings and having applicants submit their application for us to review. If options 2 or 3 are chosen, then the Last Month's Rent deposit is not applied. The full rent is still due on the 1st and the remaining tenant has to cover the missing portion until they recover the same amount from the incoming tenant. Or the leaving tenant will have to wait until the new tenant has made all payments, at which point we can then refund the leaving tenant their portion of the LMR.
